REAL ESTATE IN THE MADISON VALLEY

2008 has been an interesting year for most everyone. Montana, however, is somewhat resistant to the national market. We do not see the foreclosures that account for much of the bad news in other parts of the country and people still want a piece of Montana.

Compared to this time last year, the number or properties sold is down considerably and the number of properties available for sale is up considerably. Buyers have more choices and are waiting on the sidelines watching the economy and the elections. Many of our Sellers are holding firm with their prices since they do not have to sell at this time. This is especially true of the premium properties. But there are many prices dropping and it is definitely a Buyers Market. Many potential buyers are taking a conservative position and just waiting to see if we have hit the bottom before they take advantage of this opportunity. But we believe this market has stabilized. It has been refined and corrected, which was needed after the "feeding frenzy" of 2005 and 2006.

Statistically, it is reported that the Baby Boomers are moving in droves to the Rocky Mountain Range, from Montana to New Mexico, and they are still coming. They are bringing money and don't need jobs. Our prices look very reasonable compared to t what they are used to back home. The National Association of Realtors reports that home price decline is lessening.

The summer season, from June through September, is generally our selling season -- a seller's window of opportunity. After that, the number of tourists and fishermen decline and sales drop off. So, if you are waiting for the best time to jump back into the market, we expect that this fall and winter will be the best time to negotiate for the best deals.
