CURRENT REAL ESTATE NEWS AS OF September 2020

 LOCAL REAL ESTATE MARKET STATISTICS-No slow down yet! The local title company reports September to be their best month EVER! I can hardly keep up with all the transactions and requests for information. The bad news is - all the bargains are gone! The good news is - there are still properties for sale! Some markets have no inventory. By comparison, Sept. 2019 vs. Sept 2020 74 homes listed in 2019 - 36 homes now. There were 231 vacant lots listed n 2019 - 157 lots now. The Big Sky Country Multiple Listing statistics for the Madison valley area (including Ennis, Cameron, Mc Allister, Norris, Virginia City, Harrison, Pony, Whitehall, and Cardwell), for the month of September 2020 are as follows:

Land: 157 vacant lots listed ($34,900 to $3,995,000); 37 pending sales ($37,900 to $390,000); and 130 lots have sold in 2020 ($3,500 to $569,000), totaling $13,774,554 at 93.6% of list prices.

HOMES: 37 homes listed ($125,000 to $2,990,000);28 pending sales ($189,900 to $3,175,000); and 66 homes have sold in 2020 ($70,000 to $1,985,000), totaling $30,921,525, which was 97.3% of list prices.

RANCHES: 6 listed ($599,000 to $7,995,000); 1 pending sale (1,900,000), and 3 ranches have sold in 2020 ($1,225,000 to $13,300,000), totaling $18,525,000 at 89.0% of list price.

COMMERCIAL: 11 listed ($99,000 to $950,000) ;pending sales (295,000 to $575,000); and 3 commerical properties have sold in 2020 ($100,000 - $375,000), Totaling $580,000 at 90.9% of list price. There are several commercial properties available for rent, however.
